Launched in 2021, the Select Invest platform aims to provide wholesale investors with professionally curated and expertly managed mortgage investment opportunities, where underlying loans are secured by registered first mortgages over New Zealand property at a comfortable loan-to-value ratio.
The Select Invest group was established by the team at Fico Finance Limited (“Fico”).
Fico is a Nelson based property funder, lending to New Zealand businesses since 1985. Fico provides finance solutions for investors, developers and small to medium sized businesses – see www.fico.co.nz.
Select Invest seeks to deliver a diverse range of investment opportunities for wholesale investors throughout New Zealand, allowing investors to select loans that best suit their specific risk appetite. Investments are structured to provide monthly or end-of-term income.
In some cases, Fico invests in loans alongside Select Invest investors, providing co-investment opportunities. For all investments, participants have the opportunity to view in-depth information on the loan and property security that supports a particular loan.

1. Loan origination
Select Invest originates loan applications through a network of over 600 financial advisers nationwide.
In some cases Select Invest may offer opportunities to invest in an existing loan and security. We'll provide full information on that when we make an offer. For such loans, we follow a similar process to that below, with changes to reflect that the loan and security are already in force.
2. Loan due diligence
Upon receipt of a funding application that meets initial credit criteria Select Invest completes due diligence, risk assessment and credit review.
3. Loan offer issued
If the loan application meets all relevant criteria and is approved a loan offer is issued. Once the loan offer is accepted Select Invest works with borrowers to ensure all conditions are able to be met.
4. Loan management & administration
Once a loan settles and funds are disbursed Select Invest proactively manages the loan by working closely with borrowers and monitors adherence to loan terms and conditions.
Select Invest is paid a management fee and other fees for its services.

Investors are able to select mortgage investments which best suit their risk appetite and investment criteria.
Investors can choose loans where they are comfortable with the type and location of the underlying mortgage and other securities.

3. Apply to invest
Prior to investment in a specific loan, approved investors will be provided with an information memorandum, terms and conditions and a privacy policy.
You will need to set up an account on the Catalist platform, where you will also be able to complete the necessary identity checks and verify your wholesale investor status. We will give you an individual link to a private page on the Catalist platform to complete your specific loan application.
If you would like to invest through a trust or other investment vehicle, please let us know before setting up your Catalist account, as will be able to provide a link where you can set up an account for a trust or a corporate investment vehicle.
4. Fund your investment
Approved investors fund some or all of a loan by transferring funds to Select Invest Trustee Limited's ANZ Bank trust account for disbursement on settlement.
5. Receive interest monthly or end of term
For non-capitalised loan investments, interest is paid monthly to investors' nominated bank account. Interest is based on the target return of each specific investment (net of fees and before tax).
For capitalised investments, all interest is paid in a lump sum at the end of the term.
6. Investment maturity
When the underlying loan is repaid, investors receive return of capital to their nominated bank account.
